A: Know Your Budget
Have a budget and stick with it, if you need a pre-approval, we can get you connected to a local expert. Consider moving expenses, closing costs, HOA and CDD fees - common items here in the Sunshine State. If you're borrowing, use our simple mortgage calculator to see what to expect.
B: Lock in On a Community
Once you know where you want to be, match your budget to your builder and space requirements. Save for items you might want later like, pools, lanais & spas and spend on what you can't acquire later like golf and water views.
C: Select Your Builder
Some communities only have one, while others offer several, often with specific sections. Not all builders are the same. Talk with us, the builders, neighbors, anybody that can help you make an informed decision.



Going "Under Contract"
A: Negotiate

B: Sign on the Dotted Line
Once you're satisfied with the terms, it's time to sign! Keep in mind, new build contracts often include NON-Refundable deposits and often, subsequent deposits per a schedule. Know what you're signing! And make sure to include NBB Realty as your buyer's agent!
C: Continue Due Diligence Items

A: Visit Property Often

B: Design/Build Experiences
Depending on your particular build, you may have specific dates for contingency expirations, inspections, deposits and selections. Stay on track with our buyer's portal.
C: Inspect!
Final Walk-through's are critical, but long before we apply blue tape to those last minute items, we'll arrange (and often include) a third-party inspection of the home's major systems from a highly-rated, certified FL home inspector from our network.

If permitted by the builder, FAA and local ordinances, drone coverage typically starts after the completion of any contingency periods, such as finance, inspection or others that may guarantee the return of the buyer’s deposit. Most properties will receive photography monthly. Learn More
100% YES. Obtaining a certified, third party inspection from a top-rated, licensed local inspector can help identify issues – both major and minor – BEFORE you close on your house. Many inspectors in our network focus exclusively on new construction. In Florida, these inspectors can also provide services your home insurer will need to provide coverage or additional discounts.
We will work with you and the builder or builder’s representative to address any defects before closing. Most builders also provide a home warranty, so some repairs or corrections may be performed after closing in limited circumstances. Issues are common, but the sooner issues are identified, the sooner they’re remedied!

If you’re already working with a buyer’s agent, our program doesn’t apply. We serve as a transaction broker, representing your transaction from the buyer’s side. Our services are compensated by the builders as a buyer’s agent commission. We don’t charge our customers directly.
No! We provide our services at no direct cost to our buyer clients. If you cancel, we absorb the cost of any provided services, including drone photography, price negotiation and even home inspections.
No! Our service does not impact the price of your home -but it does potentially save you money on closing and inspection costs! A true win-win.
In most new-construction contracts in Florida, the buyer is expected to pay title insurance and other government-related fees. In exchange for procuring YOU as the home buyer and representing the transaction for you, builders pay us a commission. We can credit a portion of this commission back to you – the buyer – during closing per Florida Regulations. (Rule 61J2-10.028(2), Florida Administrative Code).
