The conventional wisdom is to “date the rate, marry the home” but anybody that has inquired about purchasing points (discount points are upfront fees paid to lower the interest rate for a period or even the life of the mortgage loan) knows that the rates builders offer in these promos are significantly below what many buyers can obtain on their own.

The truth about rates is that while we have guidance on what future rates will look like, they’re based on open-market operations in response to a variety of economic factors that are often in flux. The short of it is; nobody TRULY knows (besides the FED chair?) what rates will be in the future. We only have educated guesses. Geopolitics, economics and even environmental elements can come into play without warning, which is why it IS important to obtain the lowest rate possible.

That said, new homes come with closing costs, and often at a particularly challenging financial time. Often, buyers stretched thin while preparing to buy, and dealing with an onslaught of moving-related costs that are not only expensive, but hard to predict. Further, most builders will NOT pick up the cost of common closing-related items that are usually covered by the seller of existing homes, such as Title Insurance.
